MARKET REPORT, April 1, 2011. October 29th, 2010. Officially the "Snowbird" season is almost over. It's been the best four months of cloudless blue skies and temperatures in the 70's and the best four months for sales we've seen since 2005.
COMMERCIAL PROPERTY The collapse has not been as much as heralded, still fire sale prices. The economic downturn has been accompanied by major price reductions in commercial real estate. Marinas, office/warehouses, developed sub-divisions and projects in distress are available throughout the area. Often all the heavy lifting is done and prices are well below replacement value or at work out prices with the lender.

MORE ABOUT VENICE FLORIDA Venice is a principal city of the Bradenton-Sarasota-Venice, Florida Metropolitan Statistical Area, a short drive to Sarasota, 10 minutes off I-75 and within 1-1/2 hours of the Tampa (TPA), Ft. Myers (RSW) and Sarasota (SRQ) airports.
Venice is just one of four incorporated cities in Sarasota County, Florida, United States. The population was 17,764 at the 2000 census. According to the U.S. Census Bureau's 2004 estimates, the city had a population of 19,990. It is noted for its beautiful, natural beaches, and its charming, downtown historic district, with sidewalk cafés and unique boutiques. There is also "Antique Row," for window shoppers, and Venice has its own world class live theater, and symphony. Its newspapers include the Herald Tribune and the Venice Gondolier Sun.
Venice, Florida has been listed in many publications as being the "Shark's Tooth Capital of The World". It hosts an annual festival, the Shark's Tooth Festival, every year to celebrate the abundance of fossilized shark's teeth that can be found on its shores.
Today, Venice is known for its friendly, small-town feel, its quaint shopping center of low-rise buildings that are primarily in a Mediterranean style, and its lovely boulevard shaded by giant live oaks that extends from downtown to the beckoning beach. The beach, starting at the northern edge of the city where the Venice Jetty's open a passage from the Intracoastal Waterway to the Gulf of Mexico, extends for miles. Much of it is undeveloped and merges into Sarasota County’s Caspersen Beach Park.
In addition to the lovely beach, a central park along Venice's main street, Venice Avenue, is the site of concerts, arts and craft shows, parades and various special events. Throughout the city are neighborhood green spaces and parks, many of the 1920's design features of early city planner John Nolan who has inspired architects and urban planners working on what is called now called the "New Villages” concept of city planning.
