WHAT IS AN AGE TARGETED OR AGE RESTRICTED COMMUNITY?
These Featured Communities represent the market I specialize in and my primary area of expertise. Age Restricted or “55 Places” Developments are quite rigidly regulated. The Covenants specifically set and enforce the minimum age the Owners and limit the number of consecutive and cumulative days in a year a person under the age of 18 can reside in the community. Aged Targeted Developments are more flexible and while some residents with children may be present, the style of the homes and villas, the amenities, lifestyle offered, activities and the maintenance free aspect are found to be more attractive for Active Adults. WHAT DOES IT COST TO LIVE IN FLORIDA?
This is the first and most frequently asked question. For each of My Featured Communities you will find a detailed breakdown of expenses specific to the development covering the costs of Home Owners Association (HOA) and Monthly Maintenance Fees and what services they include, if there is and how much is a Community Development District Fee (CDD), and estimate of Real Estate taxes and then the average cost of utilities and Homeowners Insurance. None of these Communities are in areas where Flood Insurance would be required by a Lender. Florida offers additional savings from filing for a Homestead Exemption and no state income tax if Florida is to become your primary residence.
WHAT IS A LANAI?
Typically all of home plans will offer 2 Bedrooms, 2 Baths plus Den, 2 Car Attached Garage and a Screened-in Lanai or porch under roof. Construction is concrete block with stucco with a tile roof. Re-Sales of existing Free Standing Homes as well as Attached Villas and Garden Homes are offered and New Construction in most. If you have time to building new ( 6-7 months from contract to completion) It is a tremendous value.
